A few years ago I bought my primary residence. Like most homeowners, I started out optimistic — I'd keep on top of everything. Change the HVAC filter every 90 days. Clean the gutters in the fall. Test the smoke detectors twice a year. Schedule the annual furnace inspection before winter.
That lasted about three months. By the time fall arrived I had a sticky note on the fridge, a half-finished spreadsheet on Google Drive, a few texts buried in a contractor's thread, and no real idea what had actually been done or when. The furnace inspection happened in December — which was fine until the year it didn't happen at all.
I started looking for a better tool. Most of what I found was either a generic task manager with no concept of a property, or a contractor-facing tool built for professionals managing hundreds of units. Nothing was built for a homeowner who just wanted a simple, reliable record of what happened, what's coming up, and who did the work.
When I added a second property — a vacation cabin a few hours away — the problem got worse. Two properties, different schedules, different contractors, different quirks. Two separate spreadsheets. Two sets of reminders I had to remember to check.
Home Maintenance Tracker is what I built for myself. One dashboard for all your properties. Tasks with due dates and categories. A contractor directory attached to each property. Email reminders that go out before things are due — not after you've already forgotten. Cost logging for rental properties that feeds into a Schedule E export at tax time.
It's not trying to be everything. It's trying to be the one place you actually check before the furnace inspection doesn't happen again.
